Manhattan Place is a 35-story, 485-unit luxury condominium tower on First Avenue in Manhattan’s Murray Hill neighborhood. Following extensive storm-water damage to the building’s main service and distribution systems, CMRichey was engaged to perform a full electrical service replacement and upgrade—all while maintaining uninterrupted power to the fully occupied building.
The scope included the phased removal and replacement of two 4,000 Amp Con Edison services, condo and house distribution equipment, fire pump service, and distribution panels for five active retail tenants. The work required the careful demolition of live equipment, temporary generator support, thousands of amps in temporary feeds, and the installation of fully custom-designed distribution gear tailored to the building’s confined cellar-level spaces.
In addition, CMRichey replaced all damaged underground apartment meter bank feeders with new aluminum MC cable runs, requiring the interception and temporary feeding of each meter bank. All service and feeder switchovers were meticulously planned and executed during night shifts to minimize impact on residents.
Working under extreme spatial constraints—with low ceilings, dense mechanical systems, and tight corridors—CMRichey partnered with a local switchgear manufacturer to design equipment that could meet both the technical and physical limitations of the space. This multi-phase, highly complex project was completed with minimal power interruptions and demonstrated CMRichey’s deep expertise in critical infrastructure upgrades within fully occupied high-rise residential buildings.
