Located in Manhattan’s Chelsea neighborhood, this 151,000-square-foot, 10-story project involved the ground-up construction of a new commercial core and shell building. CMRichey’s scope included a new 4,000 Amp Con Edison service, switchgear, bus duct, lighting fixtures, and a 500kW rooftop emergency generator. Due to the project’s location in a potential flood zone, all service equipment was required to be installed on the second floor—necessitating careful coordination of service feeders from Con Edison’s cellar entrance up to the second level.
The project was executed concurrently with the 65,000-square-foot fit-out for Avenues World School—also completed by CMRichey—which required continuous coordination between core & shell and fit-out teams, as well as with the client, to ensure alignment and maintain seamless project delivery.
